Yes, as of April 2018 all privately rented properties in England and Wales are required to have a valid EPC certificate with a minimum rating of ‘E’. You will also need an up-to-date EPC certificate if you plan to sell a property. 

If your property is rated F or G, you must carry out recommended improvements to bring the property up to standard before it can be rented out or sold. Of Course, this is only if the improvements are cost-effective or can be funded by government backed schemes. 

The assessor will inspect things like loft, floor and wall insulation, window and door glazing, the energy efficiency of the lighting in use as well as identify the heating system. They also need to know if any renewable technology is currently in use and how big the system is.  

The evidence that has been gathered helps create an accurate EPC rating, which you will often receive within 48 hours. 

No, an EPC can cost anywhere between £50 to £70, whilst failure to have an EPC before leasing or selling a property could result in a £200 fine.
